Purchasing Property

When choosing a property to build your new home, there are many aspects to consider. The following checklist will help you be prepared and understand what to consider before you purchase land. If you have any more questions or need further assistance in your decision process, please contact us!

  • What size is the property?

  • Will the style of the house fit on the lot?(i.e. two-story, cape or ranch)

  • Has septic or city sewer been approved on the property?

  • Is city water available or is there a well on the property? If so, check the depth of the well

  • Will the electric service be overhead or underground? Does the electric company have to set additional poles or transformers? Contact your local power company for more information

  • Will you use natural gas or LP?

  • Examine the deed restrictions, for some requirements may add additional expense

  • Investigate zoning requirements to include set backs and side yard requirements

  • Are there any easements or right-of-ways granted, such as underground gas or electric extensions?

  • Is a culvert needed? If so, what size?

  • Does the land need cleared of structures, rocks, trees, ect.?

  • Has the property been mined or stripped? If so, engineering may be needed, contact the Department of Mining and Reclamation

  • Any sign of high water table? If so, contact the Health Department
  • Was the property ever used for farming? If so, field title may have been used and may need rerouted

  • Does the property have a slope? If so, how much and in some cases, benching and/or additional block/fill may be required

  • Will there be a garage door? If so, where will it be located on your home? Side load garages should have at least 30 feet between the garage and the property line

  • Are there any other concerns with the land such as standing water? These concerns might add additional expenses
